Ugies Restaurant Closes, Space Up for Lease

Now that Ugies has closed, the 2,786-square-foot space, which is visible from U.S. 19, is available for lease along with all of the restaurant equipment inside, which also includes chairs and tables.

After less than one year in business, Ugies Smokin' Good Seafood has closed.

The restaurant, which was located in the Fountain's Shopping Center on U.S. 19, opened in May of 2012 and left this message on its Facebook page when it shut its doors on March 19, 2013.

"Fisherman are always looking for the perfect spot .... and so are we... As we close this location, we look forward to a new spot to dock our boat.... Thank you for your great support, friendship and memories. We will catch up with y'all soon.- The Ugies Family"

It's no secret that it can be challenging to find success in the restaurant industry. A recent Cornell University study found that, like Ugies Smokin' Good Seafood, 60 percent of restaurants close within the first year.

Now that Ugies has closed, the 2,786-square-foot space, which is visible from U.S. 19, is available for lease along with all of the restaurant equipment inside, which also includes chairs and tables.

"It's brand new equipment," said Aron Kedan, who is the property manager at the Fountains Shopping Center.

He also says the restaurant can seat 96 people, plus there's seating space on the sidewalk.

"It's a very visible corner unit. You can use the outside for seating," said Kedan.

Ever wonder what a restaurant space like this rents for?

Kedan says this fully-equipped space is available for $17 to $20 per square foot. The lease price is partially determined by the lessee's experience level in the restaurant industry, according to Kedan.

Whoever winds up leasing the space will be neighbors with Pita's Republic, a Greek restaurant and sandwich shop and Burrito Bus, a new Mexican eatery that's under construction and is owned by veteran restauranteur Chris Fragale, who also owns Ozona Blue.
